Am I required to make my property available to Section 8?
No, we do not accept Section 8 tenants. -
Are you licensed?
Yes, Brandon Overholt is a licensed Property Manager in Charge (PMIC), and Marlaina Wagler is also a licensed Property Manager with a degree in accounting. -
Can I reach you after hours?
We offer emergency contact options for urgent issues outside of regular business hours. -
Can you put the money directly into my account?
Yes, we can transfer funds directly to your bank account for your convenience. -
Do I get to see the lease or sign it?
Yes, you will have access to review and approve the lease agreement before it is signed by the tenant. -
Do you sell real estate too?
No, we focus solely on property management. For real estate transactions, we recommend our preferred real estate team, Clardy Realty. -
How and when do I get my checks?
Owner payments are processed on the 10th of each month. -
How is rent collection handled?
Rent is collected online, and we manage all aspects of rent collection and late fees. -
How long of a lease do you sign?
The most common lease length is 1 year, but we can accommodate different terms as needed. -
How much security deposit do you charge the tenant?
The security deposit amount is typically one month's rent, but it can vary based on property and tenant qualifications. -
How soon can you start managing my property?
We can usually begin managing your property within a few days, depending on the completion of paperwork and any external factors. -
What type of properties do you manage?
We manage single-family homes, multi-family units, commercial properties, and more, but not HOA properties. -
What type of reports do I get and how often?
You will receive monthly owner statements detailing income and expenses, along with quarterly property inspections. -
Who holds the tenant security deposit?
The security deposit is held in a separate escrow account, ensuring compliance with legal requirements.
