Can you hold a place before I apply?
The only way to truly hold a property is with a paid deposit. We cannot hold a property without this deposit, as it ensures the commitment of both parties. -
Do I pay first month’s rent and last month’s rent with my security deposit?
You will pay the first month’s rent, prorated if not moving in on the first, your security deposit, and any applicable fees (such as pet or administrative fees). Last month’s rent is not required. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. If you are under 18, a parent or guardian must co-sign the lease. -
Is the deposit refundable?
The security deposit is refundable, subject to the terms of your lease agreement. Deductions may be made for any damages beyond normal wear and tear. -
Who needs a cosigner?
A cosigner may be required if the applicant does not meet the income or credit requirements. The cosigner must meet the same application criteria as the primary applicant. -
You have a property I want to rent. How do I apply?
To apply, complete our online rental application. Paper applications are available upon request, particularly for ADA reasons or for elderly applicants. -
How do I pay rent?
Rent payments are preferred online via our tenant portal. If paying by cash or check, an administrative fee may apply. -
I want to get a pet. What do I do?
Please submit a pet application and ensure that your pet complies with our pet policy. Additional fees and deposits may apply. -
I want to move out, but my roommate wants to stay. What do I do?
If you are moving out, the remaining tenants will need to qualify on their own to stay. Contact us to discuss the process and any necessary updates to the lease. -
My lease expiration is coming and I want to move out. What do I do?
Provide written notice as outlined in your lease agreement before your lease expires. Follow the move-out procedures, including cleaning the property and returning keys. -
Who is responsible for paying for repairs & maintenance requests?
Generally, property management handles repairs and maintenance issues. Tenants are responsible for minor upkeep and damage beyond normal wear and tear. Please submit maintenance requests through our online portal for prompt resolution. -
What should I do if I have an emergency maintenance issue?
For emergency maintenance issues, contact us immediately through our emergency maintenance phone number or portal. Emergency issues include significant leaks, power outages, or other urgent repairs that could cause further damage if not addressed quickly. -
Can I make changes or improvements to the property?
Any changes or improvements to the property must be approved in advance by property management. Unauthorized modifications may result in charges or deductions from your security deposit. -
What is your policy on renewing leases?
We will send a lease renewal notice before your current lease expires. If you wish to renew, please respond within the specified timeframe. If you decide not to renew, provide notice as outlined in your lease agreement. -
What happens if I need to break my lease early?
Breaking a lease early may result in penalties or charges as specified in your lease agreement. Contact us to discuss your situation and explore possible options. -
How do I handle disputes with my roommates?
Disputes between roommates are typically handled among the individuals involved. However, if you need assistance or mediation, please contact us for guidance. -
What is the process for moving out?
To move out, provide written notice as required by your lease agreement. Follow the move-out procedures, including cleaning the property and returning keys. An inspection will be conducted, and your security deposit will be processed according to the terms of your lease.
