Tenants can conveniently pay rent through our 24/7 online portal, allowing us to process payments faster and ensure owners receive their payouts promptly and hassle-free.
Rent Collection Details
At Southern Oak Property Management, rent is due on the 1st of every month. We provide tenants with a 5-day grace period, meaning rent is considered late if not paid by the 5th of the month. On the 6th, a late fee is applied, and we issue a Late Rent Notice to the tenant, outlining the overdue amount and applicable late fees.
Our tenant portal makes paying rent convenient and ensures prompt payments, helping to avoid any delays. If rent remains unpaid beyond this point, we handle the entire process, including issuing proper notices and initiating eviction procedures, following South Carolina landlord-tenant law. Our proactive approach ensures owners experience minimal disruptions and quick resolutions.

Happiness Guarantee
We believe in quality customer service. If for any reason you are not satisfied with our services, you can cancel your agreement after the first 90 days with no penalties. If you cancel within the first 90 days, an early termination fee equivalent to one month of management fees will apply to cover the work we’ve done upfront, such as onboarding, marketing, and inspections.
Results Guarantee
With our results guarantee, you don’t pay us until we deliver results! If we are leasing your property, we do all the work upfront—marketing, showing your property, screening tenants, handling the paperwork, and conducting move-in inspections—without charging you anything until we secure a qualified tenant.
Leasing Guarantee
Our leasing guarantee ensures that if a tenant does not fulfill at least 9 months of the lease term, we will find you a new tenant for free. This minimizes your risk and ensures we’re always focused on placing quality tenants.
Flexible Rental Guarantee
If we are unable to lease your home within 60 days, we’ll give you half a month of management free. If it takes longer than 90 days, you’ll receive one full month of management free. This guarantee motivates us to lease your property quickly, while still accounting for market conditions.
Pet Guarantee
We offer up to $1,000 in damage protection if pet-related damages exceed the security deposit
